Tucked into the dunes on the quiet north end of Topsail Island, Topsail Dunes offers guests a large in-ground pool, a family recreation area with a playground, grills, and dedicated beach access. Delight yourself with unparalleled beach, ocean, and lawn views from your private balcony furnished with a high-top table for two. The sunny living area allows you to enjoy said views from the comfort of a sofa, a loveseat, and a chair. The TV provides guests with all the entertainment they could possibly need. Show off your cooking skills and prepare delicious meals and beach snacks for the group in the well-appointed kitchen. Complete with a dishwasher, even post-meal clean-ups will be a breeze. The adjoining dining table seats up to four people comfortably and there are three additional spots at the breakfast bar. Additional amenities include AC and a stackable washer/dryer in the hallway.

Our stay with Vacasa was nothing short of a nightmare. What started with a cracked shower “repaired” with duct tape quickly spiraled into a much bigger mess. When I asked about it, I was told the tape was “just to get them through the end of the season,” but it was obvious that crack had been there a long time. I was also told it was safe to use however, you couldn’t stand on it without half of it bending. Not to mention, they used bars of soap still in the shower upon our arrival. The sofa bed was broken, leaving us scrambling for another sleeping option. The main couch was stained, and everything about the unit felt neglected. It honestly felt like lipstick on a pig, trying to cover up problems instead of fixing them. The worst part came as we just laid down to sleep, my daughter discovered water pouring out of an electrical outlet. I immediately called Vacasa. The man on the phone had to reach out to the “local team“ the local team member while I was on the phone with Vicasa started texting me asking me for videos. I sent him pictures. He said he is “trying to get someone out there.“ I told him This is a safety issue. I will need to call the fire department if you can’t be here soon and he said do what you need to do. The fire department had to come, tear down the wall, and shut off half the condo’s electricity. The fire department requested to speak to Vicasa so when I called the local team, the chief of the fire department told him he needed to get someone out to fix this waterline only then where we told someone was actually coming. Vacasa’s repair person showed up but couldn’t fix it, leaving me and my children to pack up the entire condo, reload the car and move to another unit at 2am. Instead of feeling like we were on vacation, we felt like we were in an unsafe, stressful situation. For what we paid, we expected a clean, safe, and functional place to stay. What we got was the opposite—run-down, patched together, and dangerous. Vacasa may put a nice face on these rentals, but underneath, the problems are real. I would not recommend staying with them.
Condo has beautiful view but needs love and attention to amenities, cleanliness, updated freshness.
Positives - close proximity to the beach and parking lot; decent family room, dining room furniture, great view of ocean, clean kitchen and living room Negatives - bathrooms not clean, flimsy bunk bed and bedroom furniture, no hot water in master shower, ceilings peeling
Outdated and not well maintained at all. The condo is certainly outdated in most regards. There’s paint peeling at the ceiling near the washer/dryer. There’s rust and mold forming around every ceiling vent. The floors in the bathrooms are gross and you can tell they keep painting over mold on the walls with Kilz. The vinyl plank flooring in the kitchen and living room is nice, but it’s coming up in front of the main bathroom entryway. It was most likely not installed correctly. The toaster is broken, there were no sponges, dish soap, laundry soap, enough paper towels/toilet paper and there’s only one parking pass. The amenities bracelets are from 2023.
