We’ll look at your home, prepare a rental report, and meet with you to discuss your plans for family use. Our vacation rental program is designed around you and your family first. We’ll rent the house at times when you aren’t using it.
We’ll let you know how we think your lake house will rent, what income you can expect, and what changes you might want to make in order to create the most appealing and photogenic property.
We’ll ask you to review and sign a Rental Management Agreement as required by real estate law in Virginia.
We’ll schedule professional photography of the entire house, inside and out, including drone shots and a video tour using Matterport 3-D technology. Guests on the internet shop with their eyes. Visual appeal is vitally important to your success. If additional upgrades, improvements, and inventory are needed, we’ll help you get the house ready. Some owners like to do it themselves with a list from us. Other owners ask us to complete some or all of the improvements for them.

Included in your property management sign up documents you will find a minimum furnishings list. This list will help to ensure you have all the basic needs in place. In addition, a member of our management team will walk your home and make suggestions on what may need to be added, taken away or replaced. We will use our many years of experience to make sure your home is set up for success.
We go above and beyond most vacation rental companies when it comes to who we allow to stay in your home. Each guest will be screened and approved upon arrival before stepping foot in your home. If they do not meet our standard for approval the reservation will be canceled. Our owners and their homes are our highest priority.
We do! In the US, sales tax is collected from the guest on every booked reservation in your home. Our professional in-house accounting team will apply for tax licenses, where applicable, file and pay all appropriate sales tax on your home.
The reports are emailed or mailed on or before the 15th of each month for activity from the previous month. Included in each check will be funds from any reservation that has arrived and departed in the previous month. The first statement you receive will have the owner reserve deduction (a $100 working balance).
