Needs updating and a deep cleaning. Needs window treatment in living room and middle bedroom. Would not recommend 1401 the sofa and chairs was very uncomfortable.
Let me begin by saying that this condo has it's good and (numerous) bad almost at opposite ends of the scale. The view is absolutely amazing of not only the beach, but of the Panama City business district in general. The layout is spacious and the beds are very comfortable! That's about it. Now the reasons for my three star review (when I really mean 2.5 stars) include the following: broken patio furniture (reported in review from Rich W. in June 2025) that should probably be removed before someone gets seriously hurt, paint scrapes and wall nicks throughout especially in the bar seating area, kitchen silverware drawer broken, microwave door frame broken (and taped!), cabinet door in master bathroom broken, master bathroom shower head rusted and not working correctly, master bathroom ceiling vent severely rusted, cooking pots warped and dangerous when boiling water (literally wobbled on the stove top when boiling water), no television service in any of the rooms, the floors needs to be cleaned. The bottoms of our feet were SO black simply walking around the condo (reported both in the June 2025 review and the Oct 2024 review). The tint on almost every pane of glass needs to be replaced (reported in the Oct 2024 review a year ago!) as it is either cracked, peeling, or stripped off. It is so bad that its condition really takes away from the amazing view. The pictures of the condo shown online do NOT reflect the reality of the issues the condo has. Lastly, I was surprised that I had to pay a $40 parking fee. This is the first time we have ever had to pay an additional parking fee to park at a Vacasa property. I want to be clear that our issues are pretty much confined to the condo itself to include multiple interruptions that I have already shared with Vacasa in a separate communication. The overall Palazzo property is in excellent condition and well kept! This particular condo needs about a week of painting, cleaning, re-tinting, drawer/cabinet maintenance, and furniture replacement.
We have stayed in several of the '01 stack units in this building over the years which has an excellent layout featuring a floor-to-ceiling glass corner living area, good kitchen, big balcony, and additional corner-unit windows to add light...but this is the worst one so far. We understand that units can be dated, (and it has not been since it was built!) but this one had furniture, appliances, and cabinets that were simply broken. While the 2 loungers on the deck were a little rusty, but useable, one of the 2 chairs on the deck literally could not be sat in or it would collapse. While we were aware of other reviews noting the UV film on the great windows being torn and cracked, we were still shocked at how bad it was, how much it detracted from the view, and how sad it was someone hasn't simply replaced it. (would have added photos, but don't see option to do that) Microwave broken. Cabinet drawers broken. Etc. We will continue to use Vacasa, we will continue to stay at Palazzo, we also now know why the unit was available and at a lower price point...and we would advise Vacasa to either insist the owners update, or remove from their listings.
The condo is bright and cheerful.
The reservation , hands free check in, and quality of the property is worth coming back to.
For being an end unit the view is spectacular. It is clean and the elevator, not far at all. Just needs a few updates for your money.
