Upon entering this exquisite property, you'll be greeted by panoramic views of Lake Travis in our spacious and inviting living area. The four bedrooms are thoughtfully designed to accommodate the needs of a diverse group. Two bedrooms feature king-size beds (one of which has a bathroom ensuite), offering a regal touch to your stay, while the other two bedrooms boast queen-size beds. Each room is tastefully decorated, creating a serene atmosphere for a restful night's sleep. With 3 of the 4 bedrooms facing Lake Travis' Sunset Views, there's no better place for relaxation. The two bathrooms are meticulously appointed, providing modern amenities and a touch of elegance. The attention to detail extends throughout the entire non-smoking house, ensuring a pristine and welcoming environment. One bathroom is shared and the other is en suite to the master on the main floor. Step outside, and you'll discover the true gems of this lakeside retreat—a heated pool and a relaxing hot tub. A quaint and quiet neighborhood situated close to Leander in the meandering roads of Texas Hill Country, is renowned for its picturesque scenery adorned with trees, mountains, and serene water vistas. The locale radiates suburban allure, fantastic food, and provides convenient access to Lake Travis activities. With Atlantis situated on the shores of Lake Travis, guests can partake in a spectrum of water-based pursuits like boating, fishing, and lakeside relaxation. Numerous boat rental facilities and marinas in the area offer opportunities for aquatic adventures. Take advantage of our vacation rental's two available boat slips by renting a boat and conveniently parking it on the property.

Please Note: You will be required to complete our Rental Agreement and to verify your contact information immediately after booking your reservation. We leverage a secure communications application called the Enso Connect Boarding Pass to consolidate reservations from 16 different sources and to provide check-in/checkout instructions, concierge services, and local guidebooks.

Other things to note

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification via our Enso Connect Boarding Pass. Before your stay can begin, you will be contacted via email and/or text to confirm your details and complete the verification process. To ensure a smooth check-in experience, you'll also be asked to "Verify Me" which requests for you to review and sign our rental agreement, to provide a copy of your ID and a selfie picture. This information is never shared outside of this process. Please make sure to complete all steps at least 24 hours before your arrival to receive your arrival instructions. Security Deposit: We do not request a damage deposit. Rather, built into your nightly rate is Accidental Damages protection. If an item is broken, stained, etc...just snap a picture of it and send to us. We will process the fix/replacement of the item via our underwriters at no additional cost to the guest.

House Rules:

* Occupancy is limited to 8 people. Children and infants are included in the total. It is expressly forbidden to have more than the 8 people that the property can accommodate at the home without expressed written consent from the management company and there could be a $149 event fee charged for any such approved access. Unauthorized events or parties are not allowed ever without written consent.

* Please cover and place outdoor furniture back in its original positions after each use.

* Please be courteous to our neighbors and observe quiet hours between 10pm - 8am.

* In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $350 replacement fee per key.

* Pet Policy: - A maximum of 1 large pet is allowed. Should be not more than 70 lbs, and not allowed in the back patio pool/hot tub area. - Pet fee is $149 per pet per stay. - Please clean up after your pet.

* Fire and Safety Precautions: - Smoking is NOT allowed anywhere on the property. - Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

* Please note that the fireplace at the property is for decorative purposes only and is not functional.

* Lighting candles is not allowed inside the property. We kindly ask that you refrain from using candles indoors to ensure the safety of all guests and the property.

* Fireworks are not allowed.

* There is a propane BBQ grill on site with an extra tank available. We kindly ask guests to bring their own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect.

* The back sliding door is unavailable for guest use. Please follow the signage.

* The primary bathroom's sliding barn door will come off track when force is used. Please use it gently.

* Cameras on the property are only located outdoors for outside security.

* Pool and Hot Tub Rules: - No Lifeguard on duty. Swim at your own risk. - Supervise children at all times. - No glass allowed in the pool, lake and/or boat dock areas. Fees will apply if glass is found.

* The pool and hot tub can be heated. Please reach out to us if you wish to heat the pool, and we will turn it on for you. We charge a pool heating fee of $100 per day.

* The hot tub can only be on for a maximum of 2 hours and can only be turned on 3 times a day. The pool heat must not exceed 87 degrees and hot tub not to exceed 101.

* Please advise us at least 1 day in advance if you would like to access the pool heat. The hot tub heating is at no additional charge. Please reach out to us if you want to use it.

* Please note that the pool heater may struggle to maintain temperature if it's below 45°F. If the temperature drops below 35°F, we will be unable to turn the heater on, as it cannot function effectively.

* Please do not bring the umbrella up to the deck area by the table it is to stay down by the loungers and egg chair.

* Please allow 3–5 hours after pool servicing before swimming. This ensures the water is safe and properly balanced for you and your guests.

* Lake and Boat Dock Rules: No Lifeguard on duty. Swim at your own risk. Supervise children at all times. No glass allowed in the lake and boat dock areas. Fees will apply if glass is found.

* Please note that life jackets are not provided. We encourage guests to bring their own.

* The walkway to the boat dock is very steep and rocky Please use caution and enter at your own risk.

* There is no boat ramp on the property. The closest boat ramp is ATX Marina at 16120 Wharf Cove, Leander, TX 78641. You can schedule a time slot with the marina to launch your boat.

* HVAC Rules: - Please do not set the home's thermostat above 76 (heating) or below 70 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don't hesitate to contact us.

* Trash Rules: - Please place all trash in the designated trash bins. (Kindly ensure no bags are placed in the compost or recycling bins - fees may apply)

* Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services, so we recommend enabling 'WiFi calling' on your device.

​​​​​​​As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they're completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn't pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
