Great mattress for sleeping after long days. Nice yard but bring your own outdoor activities, nothing is provided. Hot tub maintenance is poor, overwhelming offensive mildew smell that stayed on your skin after using.

We had a wonderful stay! The home was very clean, cozy, and comfortable, making it a perfect base for exploring the Finger Lakes. The location was excellent—just a short drive to Penn Yan and many beautiful wineries and vineyards. It was quiet, well-maintained, and had everything we needed for a relaxing getaway. We'd definitely stay here again and highly recommend it to anyone visiting the area.

My wife and I enjoyed our stay at the property in Branchport. The location from the outside was a bit intimidating but once inside It was great. Plenty of space, large bathroom, king sized bed in the master suite, games, and of course the hot tub ! It was very clean and had a lot of great instructions (except how to control the temperature and the fireplaces were off limits) The Mattress in the master suite was too firm for our liking, causing us to sleep on the couch night two. Also, please be very careful in the bathroom as the concrete floors when wet are extremely slippery. We would stay here again ! Thank you.

This was a beautiful little home. Super clean and had the basic cooking utensils and lots of towels. Nice little touches like kitchen cleanliness package and bathroom hygiene products at the sink and in the shower. The fireplace in the lovingroom was really nice. The beds were really comfortable and the linens were clean and soft. This is connected to a larger building on a farm type of property. It was super quiet and property was plowed and shoveled to the front door.

We had a great time staying on Italy Hill Rd. From the outside it looks a little industrial but once inside it feels like home. Hot tub was relaxing and warm. Perfect for those chilly days in the winter. The bed in particular was firm and pleasant. Would definitely stay again and recommend it to other travelers.

While it is listed as owner occupied (it looks more like a business ) the unit is at the end and very private (though there is a road out front. Nice big hot tub with nice firm beds .
