Later, head down for an evening stroll with lapping waves and a canopy of starlight. What’s nearby: For some great coastline activity, rent a few electric bikes from Pedego 30A. You can take them through 16 distinct beach communities along the 19 miles of the paved Timpoochee Trail on 30A to find tons of sights, shopping, and dining opportunities. Nature lovers can spot lots of rare birds at Grayton Beach State Park, part of the Great Florida Birding Trail, just four and a half miles west. While you're there, sample a local brew at Grayton Beer Brewpub right next door. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.
REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly. SECURITY: Security is on-site from 5 pm to 5 am nightly. FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST. FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor. COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level. POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed. QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you! RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation. AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on. RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area. BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability. LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve. PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately. THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on. FAQS: If we are flying in, do you offer an airport shuttle? No, we recommend 30A ON DEMAND Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out. Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker Is there daily housekeeping service? No. Is the pool heated? No. Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health” Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM What time is check in? Your check-in will be promptly at 4 PM. Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel. CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.

Amazing location and views. Such easy access to beach. No elevator but didnt mind the two flights of stairs. Not fancy but clean but price is right. Liked having two bathrooms. Couldnt get tv in living room after multiple calls and a visit by a nice young man to bring us a new remote but still couldn't get it any input on it.
I would not stay here again. Lock keypad didn’t always work. The mattress was old and saggy, extremely uncomfortable. The dishwasher wouldn’t start. The tub faucet is about to fall off. One toilet wasn’t secure to the floor. Carpet is old. Deck chair is broken and pinched my husband when he got out of it. Lock on sliding door doesn’t work. Can’t beat the view on Eastern Lake …this is the only positive.
The view was great. The kitchen had plenty of dishes. The beach access was very convenient. The private beach was clean. The condo felt a bit like a cheap motel. The couch was stained. The TVs were old and small. The floor stained out feet black. Had to wear house shoes. I wouldn't bring kids to sleep in the bunk beds if you want any privacy. They are in the hallway butted up against the bedroom. The toilet was lose. Rust everywhere. The shower fouset was lose. The box springs was broken. We had to put the mattress on the floor to sleep. The place definitely needs some maintenance. Even though we had a lot of negatives the area was fantastic. You can easily walk to some great stores and restaurants.
The title says it all. It’s on the beach with a nice balcony. But the unit is old. It’s a great deal if you are not a snob.
We really enjoyed our stay. The view was beautiful. The condo was outdated, but that didn’t matter to us because the price was really good and it was very clean, which is what we care about. The Wi-Fi is no good. I don’t know if that is something the owner can fix or not. It may not be. We would definitely recommend this place. If you are looking for something that is budget friendly, clean and in the 30A area
Love the view Very comfortable place to stay . It could have been cleaned better Overall it felt clean when entering Bed was comfortable . The arrangement of rooms for a place to sleep 6 people. The sofa makes a bed and it is nice because there is a door to close leading to hallway and the bunkers in the hall and the arrangement of the half bath leads to the utility or you can close that off for privacy The kitchen comes fully equipped and nice dishes and pots and pans everything you need to make you feel at home But looked around the next day and discovered the master bath was not real clean and the side of the fridge had stuck on splatters But besides those things we really enjoyed our stay
