Picturesque Condo At Waterscape Expansive Balcony Waterfall, Lazy River

I've waited a couple of weeks to pen this review to make sure it was provided with a level head. With that being said, as the title implies, B400 is the textbook definition of a "mixed bag." Location-wise, Waterscape is one of the most conveniently situated facilities in Fort Walton, and B300, 400, and 500 offer without question the best views in the complex. The panoramic balcony with 4 access points is EVERYTHING you can dream about for a vacation. The multiple pools, hot tubs, and close beach access are all major plusses also. We were never any further than two miles from recommended restaurants/attractions. Just an overall great situation; unfortunately underneath the service there were issues littering our stay. The complaints mentioned in previous reviews still exist as of November 2025. Very dirty curtains with stains and holes, carpet that needs to just be stripped out entirely due to stains and rolls, and outdated amenities such as appliances, televisions (even in the main room). The continuing saga of Waterscape/Vacasa/whomever providing a coffee maker but not a single filter, pouch, or starter pack DESPITE providing a starter kit for laundry detergent and dishwasher detergent is the most contradictory management decision I've come across in 25 years of traveling. This is of course very minor - but being minor is precisely the point. They have defended on multiple reviews not providing even a single filter, despite numerous complaints. They could purchase (4) boxes of 50 from Publix, 1.5 miles way, and leave a couple in every room they manage, and be out a whopping $10. On our first morning in the unit, our toddler slipped and fell in one of the secondary bathrooms which led us to discover the toilet leaking profusely from the bottom of the tank. After I shut the water off myself, I noticed upon inspection the leak was due to nut/bolt hardware that was so corroded it was sitting freely in its hole with no thread remaining or seal. Rust from corrosion was to such a point that the tank water was solid brown/red, so the water which had leaked into the unit all the way to the carpeted bedroom contained metal and mold. Maintenance did respond within an hour, but no sort of allowance was given beyond an apology for the issue. I decided to check the other bathrooms, and as expected those plumbing fixtures suffered from the same issues but had not yet begun to leak. Back on the issue of televisions, the unit was advertised as having smart tv's, and while this was *technically* true, it was only so in the most ancient sense of the word. Streaming apps were not accessible in any of the bedrooms, which was specifically problematic with children. The third party beach chair service extorted my wife for $60. They would not let her enter the beach until she purchased a chair. I let the front desk staff know, but nothing was offered to rectify, citing the service being third party. Could have been perfect, instead 6/10, tops.

We only stay in this building because of the elevator access and door to take you right out to the walkway to the beach. The view is amazing and it’s wonderful to wake up to every morning. Some items could be updated in this particular condo and some things could be cleaned a little better and maintained. All in all we love this complex.

I agree with other reviewers… with all the money coming in, they could get new living room couches & chairs and mattresses in the main bedrooms. The balcony is the star, and the pools and beach are great! It was nice to park in a garage, and we walked to several restaurants.

We have been to Ft. Walton every year for 40 years. This one was the best overall. Everything is here. You don't have to leave the premises. Look forward to booking it again next summer.
