Reservation holder: The Tenant renting this home must be an adult 25 years or older and will be an occupant of the unit during the entire reserved period. Other occupants are considered guests of the Tenant and must be included in the total number of occupants listed on the reservation.

Events: This is not an event property. Large gatherings that exceed the maximum occupancy of the home is strictly prohibited. 

Pets: All pet friendly rentals have a per pet, per night fee IN ADDITION to the rental rates. If you are staying in a home that allows pets, it must be PRE-APPROVED by the owner or management. You may not bring pets to a Non pet-friendly property.

Payment: A rental deposit which is equal to 50% of the rental rate is due at the time of making the reservation. The remaining balance is due 60 or 30 days prior to your stay depending on the property you reserve.

CancellationA rental deposit which is equal to 50% of the reservation total is due at the time of making the reservation. The remaining balance is due 60 or 30 days prior to the stay depending on the property. If you are making your reservation within 60 or 30 days of your stay, the full amount is due at the time of making the reservation based on the property.  If you cancel the reservation on shorter notice than 60 days, and if we are unable to re-book the home for all or part of your confirmed stay at the same rate, the full applicable rate will be charged for those days. There is no refund of rent for a late arrival or an early departure.

Inclement weather and road conditions: We do not refund due to weather or road conditions.
 
Travelers Insurance: Due to the nature of our business, most reservations are made well in advance of the arrival date.  DoneRight Management offers and strongly encourages guest to purchase Travelers Insurance to help minimize any losses you may suffer from cancellations that occur after reservation becomes non-refundable. Reach out to DoneRight to purchase travel protection.
 
Credit Card Authorization: Guest authorizes Management Company to charge the credit card on file for deposits due and authorizes that any outstanding balances will be charged when due, as specified herein. 

Check-In: Check-in is anytime after 4:00 PM 

Check-Out: Check-out time is 10:00 AM. Late checkouts may be arranged based upon availability and only with the required and prior written approval from a DoneRight Management Reservationist.

Deposit: Additional deposits may apply.

No smoking: Neither the Tenant(s), guests, nor any other person shall be allowed to smoke in or on the premises. Penalty fees will apply.

Hot tubs: Children under the age of 12 are not allowed in the hot tub.

No guarantee of amenities: Please note that amenities such as hot tubs, pools, etc. are susceptible to closure due to unforeseen repair and maintenance.

DONERIGHT MANAGEMENT RENTAL AGREEMENT




Guest agrees to rent the Premises on the following terms and conditions.  Guest warrants and represents the individual(s) signing below on Guest’s behalf is/are legal adults with the capacity to enter into this Agreement. Guest agrees this rental is for an explicit and limited time, the rental is similar to a hotel, motel or B&B and occupants do not live at the Premises, they are only on vacation after which they are required to depart on the contracted check out date. 

 

Guest acknowledges that check out time must be strictly adhered to as the property is needed to accommodate another arriving guest and that if the guest fails to fully depart at the agreed-upon time, then the agent or Owner may enter the guest's accommodation,  take possession of the guest's property, rekey the door, and make the accommodation available to a new guest.

AGREEMENT:  This rental agreement is a legally binding agreement between Tenant/Guest, Agency and Owner.  DoneRight Management, LLC serves as the Agent and represents the owners of vacation properties in its rental program.

 

OCCUPANCY:  The Tenant renting this home must be an adult 25 years or older and will be an occupant of the unit during the entire reserved period.  Other occupants are considered guests of the Tenant and must be included in the total number of occupants listed on the reservation. Tenant is responsible for reporting an accurate number of guests occupying the rental unit. If the actual number of occupancy changes at any time prior to or during the reserved period, Tenant must notify DoneRight Management immediately. The Tenant may be charged an additional rate of $50 per person/PER NIGHT for any guests that stay in the unit that are not part of the number agreed upon at the time of booking.

PAYMENTS AND CANCELLATIONS:  A rental deposit which is equal to 50% of the reservation total is due at the time of making the reservation. The remaining balance is due 30 days prior to the stay (60 days if reserving a non-refundable property). If you are making your reservation within 30 days of your stay, the full amount is due at the time of making the reservation (60 days if reserving a non-refundable property).  If you cancel the reservation 30 days or more prior to the arrival date, a 5% penalty will apply.  If you cancel the reservation on shorter notice than 30 days, and if we are unable to re-book the home for all or part of your confirmed stay at the same rate, the full applicable rate will be charged for those days. There is no refund of rent for a late arrival or an early departure. For non-refundable property terms, see below. If you have booked through any channel other than DoneRight Management such as Airbnb, VRBO, Booking.com, or others, please refer to your reservation through that channel for your cancellation policy.

NON-REFUNDABLE PROPERTIESCertain properties are applicable to our non-refundable policy as follows. At the time of  booking a rental deposit which is equal to 50% of the reservation total is due and is non-refundable.  The remaining balance is due 60 days prior to the start of the reservation. If you are making your reservation within 60 days of your stay, the full amount is due at the time of making the reservation.  This reservation is considered non-refundable unless any or all of the reservation dates are able to be rebooked at the same rate.  Should only partial dates be rebooked at the same rate then you will be entitled to a partial refund of those dates rebooked.  There is no refund of rent for late arrival or an early departure. If you have booked through any channel other than DoneRight Management such as Airbnb, VRBO, Booking.com, or others, please refer to your reservation through that channel for your cancellation policy.

CREDIT CARD AUTHORIZATION: Guest authorizes Management Company to charge the credit card on file for deposits due and authorizes that any outstanding balances will be charged when due, as specified herein. Remaining balance for Guest(s) reservation will be charged 30 days prior to arrival. 

COLLECTION ADDENDUM: I/We understand and agree to pay court costs, attorney fees and a 50% collection fee on any outstanding balances over (30) thirty days past due. I/We also agree to pay 4.25% interest per month on any outstanding balances over (30) days past due. 

DISCLAIMER:  Incidents such as fires, floods, acts of God and Trustee Sale (foreclosures) are all outside the Agents scope of control.  Therefore Agent will not be held liable should the home be uninhabitable or not available before and up to day of arrival. If a situation arises and the home you reserved is not available or uninhabitable, the Agent will alert Tenant immediately to any such problems and will make every effort to find a suitable replacement property.  If Agent is not able to find a replacement property that is acceptable to Tenant, the total cost of the reservation will be refunded.  Any other travel expenses incurred such as airline tickets and rental cars are not the responsibility of the Agent.
 

TRAVELER’S INSURANCE:  DoneRight Management offers and strongly encourages Tenants/Guests to obtain Travel Insurance to protect your vacation investment. Travel Insurance is insurance that is intended to cover medical expenses, trip cancellation, financial default of travel suppliers, and other losses incurred either before your vacation or while traveling, either domestically or internationally. Travel insurance is different from car or home insurance in that you buy a policy to cover a specific vacation and do not pay a monthly premium or deductible. Please reach out to our office to purchase travel protection. 


INCLEMENT WEATHER and ROAD CONDITIONS: Agent will not refund due to weather or road conditions.  Four-wheel drive is HIGHLY recommended. Roads are consistently maintained; however, due to heavy snowfall in the area, there is no guarantee they will be clear enough for a vehicle without four-wheel drive to travel.

CHECK-IN: Check in time is 4:00 PM. Early check in may be allowed only when the property is cleaned and ready for occupancy and prior approval is required. The home will be equipped with a keyless entry system and each tenant is provided with a unique access code which will be included in an email sent one week prior to arrival.
 

CHECK-OUT: Check out time is 10:00 AM.  Late check out may be allowed only with prior approval from a DoneRight Management representative. Please make sure all windows are closed and LOCKED, turn off the lights and air conditioning (if applicable). If using heat, turn down all thermostats to the designated temperature listed on the checkout procedures posted at the property. Please make sure all the doors to the home are locked before leaving.  Tenant is responsible for any loss incurred resulting from leaving the home unsecured upon departure.


KEYS AND REMOTES:  Tenant is responsible for lost keys and remotes. Please leave all keys, remote controls, and permits/passes (if issued) at the home when checking out.  A fee of $100 per item will be charged for each lost item.
 

ACCESS: The tenant/guest shall not unreasonably withhold consent to the Agent to enter the dwelling unit in order to inspect the premises, make necessary or agreed repairs or services.  Except in case of emergency or if it is impractical to do so, the Agent shall give Tenant a minimum of a 24 hours’ notice of the Agent’s intent to enter and enter only at reasonable times.  In the event of a maintenance issue, Tenant hereby authorizes DoneRight Management employees to enter the premises in guest’s absence to address maintenance concerns.
 

PARTIES & EVENTS:  This property does not allow for parties and events where the attendees exceed the maximum number of occupants for this rental. This property is a private home in a residential area where City zoning, occupancy, parking and noise ordinances are in effect.  Quiet hours are from 10 PM to 8 AM
 

PETS:  If you are staying in a home that allows pets, it must be PRE-APPROVED by the owner or management. Failure to notify owner or management of pet/s at the time of making your reservation will result in the applicable per pet, per night fee PLUS a penalty charge of $100 per pet, per night and possible eviction. Please keep your pet off furniture, including the beds. If animal hair is found on furniture, the tenant may be charged an additional cleaning fee. Please pick up after your pet and dispose of the waste promptly and properly. Animals should always be on a leash when outdoors and supervised. DO NOT leave your pet alone in the house. If you bring a pet into a Non pet-friendly home, you will be charged a fee of $250 per night. Additionally, you are financially responsible for any damage resulting from your pet.

 

CLEANING: Each property will be inspected and cleaned after your departure. If the housekeepers have missed something, please notify us immediately so we can come out and fix it. No partial refunds will be issued for cleaning if we are unable to come out to the home, inspect, and fix the issue The cleaning fee you have paid for will provide for normal cleaning so that you can enjoy your vacation up to the last moment. Tenant is required to leave the property in the same general condition that Tenant received it in, by making sure dishes are loaded in dishwasher and that the home is generally picked up and ready for the housekeepers to clean. Please follow any specific checkout procedures located at the home. Tenant may be charged if additional cleaning is required above and beyond the standard cleaning fee paid.


PARKING:  The City of McCall ordinance related to short-term rentals restricts parking to no more than one vehicle per bedroom of the property you are renting.  For example, if you are renting a home with three bedrooms, you are allowed up to three vehicles, six bedrooms, up to six vehicles.  

The majority of all Valley County communities have restrictions on street parking especially in the winter months. The agent cannot be held liable if Tenant/Guest’s vehicle violates local parking ordinances and will not be responsible for vehicles which are cited and/or towed.  Not all properties have adequate trailer parking; therefore, if pulling a trailer, please confirm that the property will accommodate your needs.
 

NO SMOKING:  Smoking is not allowed in or on the Premises. If evidence of smoking is found, tenant will be charged a $500 fee plus damages. Tenant understands that any damage caused by smoking any substance will be considered damage. Damage includes but is not limited to deodorizing or replacement of carpet, furniture, bedding, drapes, or any other surface damaged due to smoke.

 

TENANTS LIABILITY: Tenant agrees to accept liability for any damages caused to the property by Tenant or Tenant’s guests, including, but not limited to landscaping, misuse of appliances and/or equipment, furnishings or smoking inside the rental unit. The undersigned client authorizes DoneRight Management to charge the credit card on file to pay for any such loss or damages.
 

ACCIDENTAL DAMAGE WAIVER:  Every reservation is required to include an Accidental Damage Waiver fee. This waiver fee will cover accidental damages to the unit during a stay up to $2000. If the damage to the property exceeds covered amount, the tenant is responsible for the balance. All damages must be reported to management company immediately for the waiver to cover the damage. This Damage Waiver does NOT cover intentional or negligent damage, theft, excessive cleaning, or any damage caused by a pet. Please do not hesitate to report an accident as this waiver is in place to protect the property but also encourage guests to work with the manager. 
 

HOT TUB & DECKS/PATIO: Children under the age of 12 are not allowed in the hot tub. Minors must be accompanied by an adult. Tenant hereby acknowledges that the undersigned is fully aware that the hot tub and surrounding deck/patio can be dangerous, that the deck/patio can be slippery when wet, and that injury is likely to occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and surrounding areas.
 

RECREATIONAL AMENITIES & WATERCRAFT:  Any use of recreational equipment of any kind stored at the property must be approved prior to guest use. Guests assume risk associated with recreational amenities. To determine if these types of items stored on site are available for guest use, please refer to the guest book, the property profile specific to your rental or contact the management office. Note that Country Ordinance/Law requires the use of life vests while using kayaks, paddle boards, or any watercraft associated with any property managed by DoneRight Management, LLC.

The use of off-road vehicles and snowmobiles are not permitted on the property except for ingress or egress on designated driveways.
 

NO GUARANTEE OF AMENITIES: Please note that amenities such as Internet, cable TV, fireplaces, hot tubs, etc., may be unavailable for part, or all, of your stay due to unforeseen issues. While we understand that customers often choose a property based on amenities, we cannot offer any discounts or refunds based on an amenity not being available during your stay. 
 

INDEMNIFICATION AND HOLD HARMLESS:  The parties to this agreement agree to indemnify and hold harmless property managers, and any of their respective agents, representatives or employees from any loss, claim, liability or expense arising from injury to any person or damage to or loss of any property, in any way caused by the parties and tenants family, guests, invitees, agents, pets or others under their control.


ACKNOWLEDGEMENT:
I have read and understand these rules and regulations, I acknowledge that breaking these rules may cause the loss of any remaining time in the rental unit and the loss of my payment (rental and security deposits). I take full responsibility for any and all damage I or any of my guests may cause during my occupancy.
