TERMS AND CONDITIONS:

Upon BOOKING:  

To reserve the home we require a 50% Earnest of the rent, tax and cleaning fee due at time of making the reservation. The final 50% balance plus refundable deposits are due 30 days prior to arrival. If your arrival date at time of booking is within 30 days then 100% of the reservation is due at thge time of making the reservation. The price quoted is the cash price and can be paid via  eChecks, Checks,  Business checks, or Wire transfers. Payments made with Visa or MasterCard will be an additional 2.5% of the total reservation cost. 

RESERVATION CANCELATIONS:  Notice of at least 91 days or more is required for cancelation.  Cancelations that are made more than ninety one (91) days prior to the Arrival Date will have their  Earnest Deposit returned in full less a 15% cancelation fee of the gross rental amount.  In the case of a cancelation or change that results in a shortened stay, notice of which is received by Casago ninety (90) days or fewer of the Arrival Date, then Casago shall hold all rentals sums paid by Guest and shall use its best efforts to re-rent the Premises for the affected time period.  If the Premises is re-rented for all or part of the affected period then Guest shall pay a 15% Service Fee (out of rental sums held by Casago) and shall forfeit the difference between (i) the rental paid by Guest, less (ii) the re-rental paid by substitute guest, if any; in which case the substitute rent received from new guest shall be refunded to the Guest.  If this Agreement is made more than 6 months in advance, Owner reserves the right to cancel due to illness, death, sale of home, or other valid reason.
 
A  “Vacation Rental Agreement” will be emailed to you after you make the reservation. It is required that you sign it and send it back within 72-hours to complete your reservation, this 72 hour requirement can be waived at Casago's sole discretion, however, prior to allowing a guest to check in we must have a signed agreement. If we do not have the signed agreement you will not be given access to the property you reserved and you will forfeit all payments made to reserve the condo. 

RATES:
Rates are quoted on a per night, per week or per month basis as noted. Unless specified, check-in time is after 4:00 p.m., and checkout by 11:00 a.m. on the day of departure. Most rates quoted are for a specified number of people (4 for 2-bedroom, 6 for 3-bedroom), additional guests are subject to a per person, per day charge. Charges vary and are subject to change without notice. All properties represented by Casago come fully equipped with television(s), linens, dishes and utensils and an initial supply of soap and paper goods. Other amenities vary per property.
 
ADDITIONAL CHARGES (NOT included in rate):
Rental Rates do NOT include daily maid service (unless noted), departure cleaning fee, County or City tax, Casago booking fee's, out-of-country wire transfer fees, credit card admin fees, long-distance phone charges, car rental, daily pet fee, if applicable, food, liquor, laundry, personal items, excessive cleaning upon departure (i.e. upholstery or rug shampooing, etc.).
 
RESERVATIONS AND PAYMENTS:
Payment of the applicable Damage/Security Deposit amount together with a completed Guest Reservation Application and executed Rental Agreement  must be received and approved by Casago before a confirmation will be issued.  No grace period will apply. Final payment, consisting of the remaining balance, must be received by Casago at least thirty (30) days prior to guest arrival (or immediately if booked less than thirty (30) days in advance of guest arrival). Failure to make final payments within 5 business days of the date of the Rental Agreement will make reservation subject to automatic cancelation.
  
 
SECURITY DEPOSIT:
If an extra security deposit is required it will be included in the quote before you book and will also be included in the Rental Agreement that is emailed to you for signatures. 

INSURANCE:
You understand that our insurance does not cover your belongings or damage that you cause. You agree that we are not responsible for any loss or damage during the term of the rental agreement. You agree to carry insurance covering all of your personal property located in the unit or bear full responsibility for its damage including damage from fire, water, theft, or any cause.
                
CHANGES TO A BOOKING:
An additional $100.00 administrative fee will be charged by Casago for any change to a booking after a Confirmation has been issued. Acceptance of any change is subject to approval by Casago.

CANCELATION AND REFUNDS:
Cancelation of booking at any time after Confirmation has been issued will result in a 15% cancelation fee. Cancelation made within the 90-day period prior to check-in may result in forfeiture of the entire rental amount. Refund of monies paid for rental and services will be made under the following circumstances: (1) If, on the day that the rental is scheduled to begin, the property is unfit for habitation and no equivalent substitute can be obtained, or the property is not reachable by the usual means of transportation, or access to the property by visitors has been prohibited by authorities; or (2) The vacation home is re-booked for the same time period and at the same rate of initial booking. If a portion of the rental time is re-booked, a pro-rata refund will be made. All refunds, whether in whole or pro-rata, will be subject to the deduction equal to 15% of deposit(s) paid. To protect against cancelations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that guests purchase trip cancelation and Interruption Protection insurance to assure refund of deposits paid and reimbursement of other vacation payments.
